Sometimes real estate transactions take place between the vendor and the buyer without the intervention of an estate agent. For the buyer there is an assumed advantage that the selling price will be reduced by the value of the commission that the vendor does not have to pay to the agent even if, realistically, this is never the case.
Moreover, the buyer has to rely on the vendor to be truthful with the information he/she provides. Any deviation – even involuntary – will not be uncovered until it is time to go and sign the Acte de vente. By then the buyer is already locked into the deal.
Clients of ours did ask us to review the paperwork and the layout plans of a property they wanted to buy. It seems like a straight forward deal as the vendor willingly provided all the information that was requested.
This is how we discovered that the calculated habitable m2 were incorrect. The vendor had included covered areas outdoors in the calculation. At the time we saved some 50 000€ however in times when the price per habitable m2 is at an all time high (over 10 000€), it only takes a few m2 to tip the selling price over the next hundred of thousand.
The fees for a couple of consultation is insignificant in relation to the net savings.
